Don't shoot yourself in the foot before you even start.

This means that if you don't provide it, you won't even show up in their search... talk about a missed opportunity.

Convenience is key with those looking to stay somewhere short-term.

Having workable check-in and check-out times can make all the difference when it comes to securing a booking.

Having round the clock access is a real bonus but, if that isn't doable, consider investing in a lock-box facility or property manager that can enable them to pick up (and drop off) the key when they are able.

Don't price yourself like a hotel

You're not a hotel, so don't price match with those in the surrounding area.

People will trust staying at a hotel more by default, so are likely to pick them over staying with you if your prices are the same.

People risk more of a bad experience if they stay at an Airbnb option and prices should reflect this.

Make sure your property is well-stocked and provide welcome snacks

Necessities should be provided but recreational and little extras can also go down well.

Condiments, coffee, tea and sugar and bathroom basics should never be scrimped on, while items like DVDs, books, board games and magazines will make people feel more welcome and are useful if the weather doesn't play ball.

Extra touches such as a "Welcome" bowl of fruit or a bottle of wine will also go down well - and likely secure you a decent review.

Get a decent cleaner

Your rental property should always be spick-and-span for a new guest and hiring someone so clean the area before they arrive will help ensure this happens (and takes the chore away from you).

Buy multiple sets of everything

Have three or four sets of spare bed linen and towels for when you have a quick turnaround with guests.

You don't want guests arriving to an un-made property while the sheets are in the wash or being dried - or have to turn a day's rent down because you're washing sheets.

Ask why people chose not to stay with you

Some people might night choose to stay with you - but you can still "profit" from them.

Their opinion on your property and reasons why they didn't choose you can help you learn where you could possibly improve.

Asking for their reasons will give you vital information about what you’re missing - and might secure you more bookings in the long-run.
