A Northwest Dallas office building has sold to a Plano investor

Rental communities near Dallas Love Field, in Plano and Arlington also changed hands.

Plano-based Chang Long Investment Corp. bought Northpointe Centre, a 161,182-square-foot office property at 12005 Ford Road near LBJ Freeway in Northwest Dallas. The office building, constructed in the 1980s, was 75% leased at sale. Cody Payne, Wayne Bares Austin Edelmon and Michael Tran of Colliers International DFW brokered the sale.

Bain Capital Real Estate and Capital Seniors Housing purchased two North Texas senior housing communities, the Orchards at Arlington Heights at 131 East Bardin Road in Arlington and the Orchards at Market Plaza at 3640 Mapleshade Lane in Plano. The two properties, built in 2019 and 2020, total 360 rental units age restricted to 55 and older. JLL Capital Markets investment’s Cody Tremper and Mike Garbers brokered the sale.

The Parks Family Trust bought the 101,136-square-foot Eastgate Shopping center at Northwest Highway and Saturn Road in Garland. Eric Deuillet, Scott Rose and John Hiller of Structure Commercial brokered the sale of the fully leased retail center, which has tenants including Aaron’s, Texas DPS and Jumping World.

Nicholas SunTx RE Partners II, in cooperation with Hughes Capital Partners, bought Bellevue at The Bluffs, a 473-unit apartment community at 3900 W. Northwest Highway in Dallas. Built in 2019, the rental community is just east of Dallas’ Love Field.

FCP and VaultCap Partners purchased the 100-unit Prairie Ridge Apartments at 313 Freetown Road in Grand Prairie. In July, the investors purchased the adjacent Corey Place Apartments. Wes Racht, Nick Fluellen and Bard Hoover from Marcus & Millichap brokered the sale.

Grapevine SkateTown at 2330 William D. Tate in Grapevine has sold to a Carrollton-based investment group. The sale includes a 32,989-square-foot building on 3.21 acres. Bill Bledsoe of Henry S. Miller Brokerage handled the sale.

Kelly CPA purchased a 5,000-square-foot former industrial building 2333 Beatrice Street in West Dallas for its new headquarters. The building is near the Trinity Groves complex.

Investor Livingston Street Capital bought The Spring at Silverton, a 240-unit seniors community at 2801 Spencer Road in Denton. Livingston Street Capital, which has offices in New York and Philadelphia, also recently purchased the Haven at Lewisville Lake community in Lewisville and the Spring at Silverton in Fort Worth.

Holt Lunsford Commercial purchased 26.2 acres on Centre Park Boulevard West in DeSoto for a new warehouse project. Holt Lunsford acquired the property from Parker International Corp. Beil Partners’ Alex Perry brokered the land sale.

An investor purchased the Plano Crossing retail shopping center, a 12,000-square-foot retail center at 8908 Ohio Drive in Plano, for $3.4 million. California-based Black Lion Investment Group sold the property. CBRE Group brokered the sale.

AK Indoor Sports LLC acquired 1.7 acres at 2620 N. Interstate 35 E. Carrollton from Joshua Joseph. Jason Finch of Bradford Commercial Real Estate Services brokered the sale.

HemaSource Inc. leased 171,250 square feet of industrial space at 1201 Big Town Boulevard in Dallas. Matt Dornak and Adam Jones of Stream Realty Partners negotiated the lease with Cushman & Wakefield.

Hot Shot Services leased 72,653 square feet of industrial space at Jupiter Trade Center on Wood Drive in Garland. Holt Lunsford negotiated the lease with Charles Brewer and Luke Davis of Stream Realty Partners.

Nexxt Gen Corp. signed a 20,406-square-foot industrial lease at 7412 Baker Blvd. in North Richland Hills. Transwestern’s Todd Hawpe negotiated the transaction.

Concordia University Texas, a privately held liberal arts university in Austin, has signed a lease to occupy 19,687 square feet of space at Two Colinas Crossing, a six-story office building at 11511 Luna Road in Farmers Branch. CBRE’s Jihane Boury negotiated the lease with Matt Waldon representing building owners Reserve Capital Partners and 2GR Equity.

Dental Sciences leased 17,277 square feet of industrial space on Crist Road at Firewheel Distribution Center in Garland. Holt Lunsford negotiated the lease with Bob Hagewood of Stream Realty Partners.

Law firm Steptoe & Johnson leased 14,346 square feet of office space in the Ross Tower at Akard and San Jacinto streets in downtown Dallas. HPI Real Estate Services & Investments’ Luke Aviles, Ben Cuzen and Hunter Lee negotiated the transaction with Lesa Nickelson French and Ric Kanatzar of Savills.

Jerry’s Artarama Art Supplies & Framing leased 10,285 square feet of retail space in Preston Valley Shopping Center at 12817 Preston Road in Dallas. Leigh Richter of Bradford Commercial Real Estate Services negotiated the lease with Emilie Gioia Paulson of the Weitzman.

OrangeGrid, a financial technology provider of workflow-based solutions, signed a lease for 9,684 square feet of office space at Lakeside International Office Center on International Parkway in Flower Mound. The office campus is a project of Realty Capital Management and Staubach Capital. OrangeGrid is relocating to North Texas from California. JLL’s Daryl Mullin and Cannon Camp negotiated the lease with Hughes Marino Inc. in association with ParaSell Inc.

MD Engineering LP leased 7,714 square feet of office space in CityView Corporate Center at 1255 West 15th Street in Plano. Kent Smith of NAI Robert Lynn negotiated the lease Dan Pond of Holt Lunsford Commercial.

Vinci Concessions USA signed a new 6,368-square-foot office lease with Billingsley Co. at 4100 Midway in Carrollton. Transwestern’s Billy Gannon negotiated the lease.

Marksman Security Corp leased a 6,196-square-foot office at Providence Towers at 5001 Spring Valley Road in Farmers Branch. Transwestern’s Kim Brooks, Scott Walker and Justin Miller negotiated the lease.

Mad Engine Global leased 5,861 square feet of office space at Parkwood Office Center at 3801 Parkwood Drive in Frisco. Chase Lopez and Ryan Evanich of Stream Realty Partners negotiated the lease with Chase Traughber of Axis Realty Group.

Atipico, a restaurant that adapts to different lifestyles with a menu of creative dishes, leased 5,130 square feet of retail space in the Union development at Cedar Springs and Akard in Uptown Dallas. The new restaurant will open in November in the project built by RED Development.

First Foundation Bank leased 3,800 square feet of space for a new banking location at Preston Shepard Place at 1709 Preston Road in Plano. This will be the bank’s first retail branch location in Texas. Serge Vishmid of Atlas Capital Advisors negotiated the lease with Rebecca Griffin of Newmark.

Honey Berry Pancakes and Café, a breakfast-and-lunch restaurant founded in Chicago, has leased 3,752 square feet of retail space in Frankford Pavilion, a neighborhood retail center at 4520 Frankford Road at its southwest corner with the Dallas North Tollway in Dallas. Maggie Hansen and Stephen Wise with Weitzman handled lease negotiations with Janet Scholl of Wingert Real Estate Co.

Buff City Soap, a specialty retailer offering a full line of natural soap products, leased 2,991 square feet of retail space in Shops of Southlake at Southlake Boulevard and Carroll Avenue next to Southlake Town Square. Michelle Caplan and Maggie Hansen of Weitzman handled lease negotiations with John Doubleday of Shop Cos.

Maharaja Indian Cuisine & Bar leased 1,870 square feet of retail space at Shops at Three Eighty at 2281 E University Drive in Prosper. Chris Flesner and Brian Sladek of Resolut Real Estate negotiated the lease with Ranjeeth Vasikarla of Urban Country Realty.
