Perth: Five cheapest suburbs to rent for houses and units

If you are looking for an affordable place to rent, REIWA has identified the five cheapest areas for both houses and units. Some offer a great coastal lifestyle while others are close to the city and a couple made both lists.

Coming in at number five was Orelia, with a median house rent price of $260 per week. Orelia is located within the City of Kwinana and is close to a number of shopping hubs, schools and public transport. With 94 houses leased in the 12 months to September 2018, it took landlords an average of just 48 days to secure a tenant for their rental.

4. Calista

On par with Orelia, tenants were able to snap up a rental house in Calista for an affordable $260 a week in the 12 months to September 2018, which was $100 cheaper than the Perth Metro region. Also in the City of Kwinana, Calista is near the coast and the Kwinana shopping hub, with easy access to the Kwinana Freeway, suitable for tenants working in the Perth CBD. It took an average of 53 days for landlords to secure a tenant for their rental house, with 37 houses leased in the year to September 2018.

3. Medina

Third-placed Medina has a median house rent price of $250 a week, making it one of the cheapest suburbs to rent a house in in Perth. It took approximately 55 days for landlords to find a tenant in Medina in the 12 months to September 2018. Medina is a coastal suburb popular among families and young couples, with 69 houses leased in the year to September 2018.

2. Camillo

Camillo also had a median house rent price of $250 a week, $110 cheaper than the overall Perth Metro average. It took an average of 52 days to lease a house in the area, with 62 properties leased in the 12 months to September 2018. Situated 23km from the Perth CBD, Camillo offers tenants a scenic landscape, with Araluen Botanic Park and Banyowla Regional Park a short drive away.

1. Armadale

Taking out top spot on the list of Perth’s five cheapest suburbs for median house rent, Armadale offers tenants an affordable option when it comes to securing a rental. The median weekly rent price was $250 for a house as recorded in the 12 months to September 2018. Armadale is located 25km south-east of the Perth CBD and is a popular choice among families due to its accessibility to a range of schools, shopping hubs and public transport options. It took landlords an average of 57 days to secure a tenant for their rental house, with 372 properties leased in the year to September 2018.

5. Armadale

Number one for houses, Armadale came in at five for units. It has a median unit rent price of $250 – the same as the median house rent –  which is $70 cheaper than the Perth Metro region. It took 66 days for landlords to lease a unit in Armadale, with 168 units leased in the 12 months to September 2018.

4. Wembley

In the year to September 2018, 477 units were leased in Wembley, proving it to be the most popular option on this list for tenants looking to secure an affordable rental unit. Its median unit rent price is $245 a week, still considerably cheaper than the Perth Metro region median of $320. Wembley appeals to tenants looking for inner-city living and is close to a wide selection of sporting clubs and facilities. Landlords had to wait approximately 48 days to find a tenant in the year to September 2018.

3. Daglish

Tenants looking for an affordable rental unit, with close proximity to the city should consider Daglish. In the 12 months to September 2018, Daglish recorded a median weekly unit rent price of $230. Situated only 4km from the Perth CBD, Daglish is part of Perth’s affluent western suburbs, and has easy access to public transport, shops and recreational facilities. It took landlords an average of 52 days to secure a tenant for their rental unit, with 35 units leased in the year to September 2018.

2. Shoalwater

In the year to September 2018, Shoalwater recorded a median unit rent price of $200 a week, making it the second most affordable suburb to rent a unit in. Located 41km from Perth, along the coast in the City of Rockingham, tenants can secure a rental for $120 cheaper than in the Perth Metro region. It took an average of 57 days for a tenant to lock in a rental unit, with 51 units leased in the year to September 2018.

1. Orelia

Also on the list for affordable houses, the most affordable suburb by median weekly unit rents was Orelia. Tenants were able to find a rental unit for just $199 a week. Landlords were waiting an average of 55 days to find a tenant for their unit, with a total of 47 units leased in the 12 months to September 2018. Orelia is a southern suburb of Perth, close to the Kwinana shopping hub and the Kwinana Freeway.
