In April 2016, news emerged that HFZ Capital group and Westbrook Partners were planning to convert the rentals at the stately Upper West Side building, The Belnord, into swanky condos. Now, two years later, the first of those condos have arrived on the market, with prices starting from $3.2 million.
The developers brought on Robert A.M. Stern Architects to reimagine the rental building as a luxury condo, and they’ve also hired Architecture at Large’s Rafael de Cárdenas to design the public spaces within the building.
In 2016, it appeared that the developers would convert all of the 14-story building’s 213 apartments to condos at the same time, but last year the team announced that it would take a staggered approach to the conversion. In the first phase, the developers will create 95 condos, and then convert the remaining rentals gradually over a period of time.
HFZ and Westbrook have released 11 apartments to the market today, and they range in price from the above-mentioned $3.2 million and go up to $8.85 million. Apartments here will come in two through five-bedroom variants, though none of the latter have appeared on the market just yet.
Apartments here have tall ceiling heights, and wide oak flooring; after the Robert A.M. Stern revamp, the apartments will be offered in two color palettes where it concerns the kitchen: they will have lacquer painted or cerused oak cabinetry, but what they will share in common are Calacatta gold marble counters and state of the art appliances. The master bathrooms here will come with double sinks, freestanding soaking tubs, and a separate shower. The bathrooms will be done up in Siberian White book-matched marble, and feature Dornbracht fittings and hardware.
HFZ is planning to add a whole new suite of amenities to the building, which will measure about 9,000 square feet. One of the standout features of this building, which takes up the entire block bounded by West 86th and 87th Streets, Amsterdam Avenue and Broadway, is the spacious interior courtyard that comes with a fountain made with Vermont marble, among other features. This courtyard too will be restored to its original glory.
News of the sales launch is accompanied by several new renderings of the transformation. In them, we get a glimpse at the different kitchen styles in the apartments, a typical master bathroom, part of the interior courtyard, and most notably the entry archways, and the exterior of the building which is made up of Indiana limestone and terra cotta decorative panels.
