    Earthquake

Experts have been predicting the increased likelihood of “The Big One” for many years. British Columbia experiences thousands of earthquakes a year that we don’t even feel.

Earthquake insurance provides coverage for damage to your building and contents resulting directly or indirectly from an earthquake. This coverage will also provide reimbursement for any increase in living expenses if you can’t remain in your home while the damage is being repaired.

If you are in a high risk Earthquake zone this is a coverage you should consider.

    Water Damage/Sewer Backup

Water damage is now the number one cause of insurance claims costing the Canadian Insurance Industry $1.7 Billion a year. There are a lot of different types of water claims that occur but a few of the leading causes are burst pipes, faulty indoor appliances (hot water tanks, dishwashers, washing machines etc), heavy rain and sewer back-up. It is very important that you understand how your policy protects you against water damage.

  • Tenant Insurance

Tenants insurance (for renters) is important to protect and provide coverage for you and your personal possessions when renting a home or apartment. As a tenant it’s just as important for you to protect your belongings from potential risk as it is for a homeowner to purchase insurance on his dwelling.

Most people underestimate how much it costs to replace all of their personal possessions such as clothes, dishes, linens, toiletries, food, etc. as well as those big ticket items like furniture or big screen TV’s.

If you are renting your dwelling or an apartment you will need tenants insurance, which is purchased as a package.

Tenant insurance can provide coverage for:

    • Personal property – replacement cost settlement up to the limit established by you
    • Personal Liability insurance – worldwide coverage for bodily injury or property damage you accidentally cause and are found legally liable for
    • Additional Living Expense – reimbursement for any increase in living expenses if you can’t remain in your home while the damage is being repaired due to an insured loss

These are the types of things that tenant insurance could cover you for:

    • fire
    • smoke damage
    • impact by aircraft or land vehicle
    • riot, vandalism, or malicious acts
    • water damage

  • Condominium Insurance

If you are a condominium owner you will need coverage to protect you, even though your condominium or strata corporation will already carry insurance.

Condominium insurance covers your personal possessions and liability for any claims arising from injury or property damage. The Strata Corporation’s policy will only respond to cover common areas such as the structure, lobby, elevators as well as parking areas and pool areas. As a condo owner you are a shareholder in the corporation and share access to these common areas. You, along with the other condo owners can be held personally liable if things go wrong and the corporation is under insured.

A Condominium policy covers you for:

    • Personal property – replacement cost settlement up to the limit established by you
    • Personal Liability insurance – world-wide coverage for bodily injury or property damage you accidentally cause and are found legally liable for
    • Additional Living Expense – reimbursement for any increase in living expenses if you can’t remain in your home while the damage is being repaired due to an insured loss
    • Unit Improvements – covers improvements & betterments made by you or previous owners in the event of a loss ie: new floors, kitchen cabinets and/or counters, appliances etc.
    • Assessment coverage – In the event you are assessed by the Strata Corporation, your policy can respond to protect you. The type of loss being assessed to you must be an insured peril and will be subject to the limits under the insurance policy.

These are the types of things that condominium insurance could cover you for:

    • fire, lightning, or explosion
    • smoke damage
    • falling object

  • Mobile Home Insurance

When you own a mobile home, it is important to ensure that your policy limit is adequate enough to cover not only the mobile structure but also any attached structures and include costs like debris removal, transportation costs, taxes, set up and costs related to skirting and/or foundation.

Most comprehensive mobile home policies are available only to units that are less than 25 years old and well maintained. The unit and your personal property can be insured for full replacement cost but it is important to ensure adequate limits are in place for all your assets.

    Mobile home insurance can provide:

    • Coverage for the mobile
    • Coverage for your personal property
    • Additional Living Expenses – reimbursement for any increase in living expenses if you can’t remain in your home while the damage is being repaired due to a claim for an insured loss

  • Other Products

There are a number of different insurance products available to cover almost every type of property or insurance challenge you may have. Whether these are rental properties, a cabin getaway, or a land parcel you’re looking to develop, it’s important to be covered.

The specific coverages, deductibles, and other information are available at your convenience. Ask the experts in our Insurance Service Centre for more information on how these coverages will respond to protect you.

Rental properties – A property (typically a house or condo) that you rent to another to generate income. Purchasing a rental property can be financially rewarding. Protect your property and the income it generates from unforeseen risks such as fire, theft or damage caused by weather.

Vacation properties – A property you own (typically a cabin, cottage or condo) that you visit for the weekend, the summer or for your holidays. Your home away from home needs just as much protection as your family home. Ensure you have coverage for any unforeseen accidents that may prevent you and your family from enjoying the fun and memories for years to come.

Vacant properties – any property you own that is not occupied full-time by the owner or a tenant but still needs to be insured. If you own a property that is vacant you will still need to have insurance to provide coverage for any liability or property damage claims. Even though it is empty you are still subject to risks such as fire, theft, water damage or liability lawsuits from someone entering your property and being injured.

Contents in Storage – Contents in storage insurance can protect your personal belongings while they are stored away from home in a registered storage facility. The storage facilities insurance will only cover their building and will not cover your belongings for fire, theft or damage. Some home policies will provide 30 day coverage if notified in advance.

Personal Umbrella –.Will provide increased liability protection for any claim you are found legally liable to pay where the coverage provided under your home, auto or personal watercraft policy is insufficient. It can also cover claims or lawsuits that would not normally be covered under your primary insurance policies.
