You’ve signed your contract and arranged a professional home inspection, and now it’s time for your final walkthrough before you sign your closing papers. As the last time you’ll get to see your home before you sign the final papers, the final walkthrough is an important step in the home buying process. Pack the Essentials

When you’re heading out to your final walkthrough of your potential future home, make sure to bring these essentials along with you:

  • Your real estate agent to guide you along the way and answer any questions
  • Your contract and inspection summary to verify your terms are being met
  • Pen and notepad to write down anything you don’t want to forget
  • Camera to document any repairs or damages
  • Your cell phone with its charger to test electrical outlets
  • Inspect the Condition of Each Room

Even if you’ve already explored your home, you want to walk through the house in its entirety again during your final walkthrough. You should have already gone through the professional inspection process by this point, but you still want to verify that all appropriate repairs have been made and that there isn’t any new damage.

Using your phone and its charger is one of the easiest ways to make sure that each outlet is operating properly. Also check the outlet covers for signs of damage.

And when you’re checking rooms for water damage, also verify that all appliances are functioning normally. Flush all toilets to see if they back up, turn every faucet on and off, verify that both the hot and cold water work and make sure that sinks and tubs drain properly.

Open and Close Every Door and Window

Another important task as you walk through each room is to open and close every door and window. Test every lock to ensure that none are broken, and make sure that all window latches and screens are intact.

Complete a Final Walkthrough of the Outside of the Home

After you complete your final walkthrough inside the home, perform a walk through around the outside of the home as well. Check out the landscaping to see if it meets your expectations, and verify the property lines. Also take note of any signs of pests such as rotting logs, animal droppings or dry rot.
