Former hotel in D.C.’s Glover Park to re-emerge as millennial-friendly apartments

The former Holiday Inn at 2101 Wisconsin Ave. NW in the District’s Glover Park, which perches on a hill overlooking Georgetown, is undergoing a transformation into a 226-unit apartment building with street-level and some two-level townhouse-style rental units known as Glover House.

More than half of the residences will be larger units with two, three or four bedrooms, each with its own bathroom.

Part of the hotel tower, which consisted of small rooms, is being adaptively reused, which made it easier to convert the spaces either into studio apartments or to larger units with side-by-side bedrooms, says Anthony Greenberg, a principal with the JBG Companies.

“We always try to understand our target demographics when we develop new projects,” says Greenberg. “In this case we’re highly targeted to Glover Park, which has consistently been a neighborhood that draws young people and has a history of shared housing. We wanted to address the demand for housing there for people who want to stay in the area, which could be young families as well as roommates.”

Architect Eric Colbert and Associates designed the building as three connected but distinct structures to blend in with the surrounding neighborhood and add a modern touch to the traditional brick-and-stone exterior. Edit Lab at Streetsense is designing the interiors.

“It was important to us to have this be interesting architecturally, so we have the adaptive reuse of the tower, a wood-framed apartment wing on the back and a two-story concrete building along Wisconsin Avenue that will house the retail sites plus a floor of four-bedroom units,” says Greenberg.

The retail is anticipated to include a specialty grocery store, a restaurant and a cafe with an outdoor terrace.

Residential amenities include a south-facing rooftop terrace that overlooks the D.C., Potomac and Rosslyn skylines; a swimming pool; a clubroom; a game room; and a garden courtyard.

The building is anticipated to be complete in mid-2019. Rents have not been determined.
