A family room or kitchen addtion would add the most value to any home.

An updated Bath or additional bath goes a long way also

new heater and a/c

An additional bedroom and kitchen!

In my opinion the easiest and most appreciated addition to a house is extending the kitchen and dining area !

Generally adding bedrooms and bathrooms will add the most value since almost all appraisals are based on comparitive analysis of other homes in the area. So by turning a 2 bedroom 1 bathroom home into a 4 bedroom 3 bathroom home, the value can be compared to one of higher value and more attractable to buyers.

Adding a bedroom, preferably a full master suite, will have the greatest impact on the market value of your home. While not contributing as much to the market value, many homeowners choose an expanded kitchen with family room space as the addition with the most value to them.

The best addition to your home would be adding a master suite with a master bath and have a walk-in closet. Sunrooms are always a great addition to have. Garage additions with 1 bedroom and a full bath or a 2 bedroom above are concidered to be great value to any home. You may also consider having a kitchen extended out to add space or a living room/recroom with vaulted ceilings. There are many types of additions that will add value to your home.

Landscaping additions will increase your homes value greatly. Curb appeal and backyard Family fun in the sun.

Big-ticket projects will be the biggest gainers. ie. One will get more value added to their home from a two-story addition than from adding a wood deck. A better way to look at the value from an addition is its cost-value ratio. Regional markets response to unpredictable weather and maltiple large storms can reflect different value areas gained from year to year. Our expertise is in the Middle Atlantic (NJ, NY, PA) so this answer reflects that geography.

For a midrange project in 2013/2014, we have seen the most value recouped from the addition of a back-up power generator. At a midrange cost of $10,000, most of our realtor friends report our customers received about $9,000 at resale. More traditionally, adding an upscale attic bedroom has cost our customers about $50,000 and they recover $40,000.

Since 2008, most cost-value ratios have only occasionally exceeded 100%, occuring primarily in cities, where it typically indicates either a strong appeal for a particular project or a strong housing market.

Generally kitchen and bathroom upgrade and remodels add the most value for the least money invested, but a complete remodel that includes a revised, open floor plan and utilizes the space most effectively can be the best medicine for an aging property. On Cape Cod, the market can dictate a different approach versus other parts of the country. Think summer, beaches, large family gatherings and retiring to the good life.

There are mulitple things that would add value to your home.

Kitchen upgrade/remodel- which doesnt mean you have to replace the cabinets. Just upgrade the floors, counters, sink and of course the appliances.

Bathroom upgrade/remodel- Dont replace the tub if you can have it resurfaced. New lighting, new vanity/sink and new fixtures.

New roof

New windows

replace wood siding with vinyl.

sometimes it doesnt take a lot to increase the value of your home.

A garage is a much sought out after feature and will add value to your home. Also if the home is only equipped with 1 bathroom a second would boost the value of the home.

A family room would be the best route for an addition. especaily if the addition is concrete blocked and insulated.

Second would be a pool depending on your location and type of square footage & soil.

Kitchen and bathroom additions are of the greatest value in my view, new heating and air, instant hot water, but I perfer a clean landscape made custom with design elements like waterfeatures and patio gardens

Anything that adds square footage space will always add value, provided that the exterior space is not eliminated entirely. Kitchen and bathrooms renovations can be a taste thing, accordin to a broker I worth with. And kitchen renovations vary greatly in pricing depending on the customization.

From experience I have found that new master / mother in law suites are the best return on investment. Kitchens do bring a good return but the cost is higher to build compared to a master suite.
