But it says “Included” so why do I have to pay more?

A common issue I find when dealing with contract disputes on behalf of home owners is there isn’t always clarity about what really is or isn’t included in your contract amount. The fact that it says “included” next to that item, doesn’t necessarily mean that you won’t pay more.

So how is this possible? More often than not, there is a defined quantity or amount which forms part of the included item. For example, for connection of services such as sewer, water and stormwater, there is usually a set distance, in most cases they will include UP TO 5m. So if you have to go further you pay more. The problem is, as the item says ‘Included’ you automatically believe that you’re covered.

So what’s the big deal with that? Majority of building setbacks are actually 5.5m…. woops, there’s already an extra charge for ½m. Worse still, if your house has some step backs in the front and the meter points end up further back, well that’s another charge.

The standard contracts that Project Home Builders use is based on a standard building and is not actually specific to your site until after you commit. Once you sign up, they then add the design to your block of land and then the fun starts. So next time you “skip” over the Included items, take a second to look back and really assess what that Inclusion actually gives you.

If you’re not sure about the items in your contract then ask the builder to explain and be very clear. If they’re not, then go ask someone else, don’t rush into a contract until you are 100% ready to do so.
